We realize that homeowners stop making payments for a host of reasons. An unexpected lay-off or firing, the inability to work due to medical, financial or emotional reasons, a job transfer or divorce can all result in the inability to make mortgage payments.  Few homeowners choose to go into foreclosure voluntarily, as no one wants to lose their home, damage their credit rating and forego any equity.
